Sell Your Land

We can assist you with the sale of your development land or property, either through direct sale with us or to another developer buyer.

 

 

What we do

 

We buy land (both with and without planning permission) directly, often helping the seller to avoid lengthy marketing periods and agency fees. We also provide site appraisals to identify the potential of the land and, if planning applications are required before sale, we can take on the work-load; utilising our team of partners in the fields of architecture, planning, building / construction, ecology, landscaping and more.

If your project, land or property does not fit the profile for one of our own developments, we may be able to assist you in selling to another developer buyer by collating relevant information about your project or property and using our contacts in the field of land acquisition and development sales. We can also assist you with undertaking tasks that can help to maximise sale values and avoid sales falling through, for example in relation to services and utilities or planning conditions. This can include: feasibility studies, reports and investigations and planning conditions discharge.

If an appraisal of the site or property suggests that pre-sale building works would be beneficial, we offer a Project Assistance Service to assist you in devising a works package, appointing professionals and contractors and in the monitoring and administration of the project. It is often underestimated how much time and effort is required by the client during all phases of a development project, even when appointing professionals and partners for most of the main roles in a development.

Our Project Assistance Service is designed specifically to provide support for clients in understanding and undertaking the client requirements of a development project while ensuring the client retains the overall control of the appointments, decision-making and monitoring. Working independently, solely for the client, we can use our wealth of previous experience to support you through all the phases, to undertake most of the onerous administrative tasks for you, and to work towards the efficient and successful achievement of your objectives.

Serviced Plots

As an independent development company we pride ourselves in our unique and individual developments. We always aim to develop the land we acquire in the best possible way for the individual circumstances and features of each location, ensuring land is never over-developed and that properties are built which best suit both the location and the requirements of the end occupiers. Sometimes this means we don’t actually build at all! Some areas of land lend themselves to ‘self-build’ projects – an ever-growing phenomenon. By resisting the temptation to fill the plots with our range of designed new build properties we are able to assist some of the many people whose dream it is to build their own home.

What we do

 

Once we have evaluated the land and determined that the serviced plots option is the most suitable for the circumstances we then undertake the works which are required to make the land a much easier plot for the end occupier to build on. By taking on the often onerous pre-development conditions of the planning consents and then installing the necessary service media we make our serviced plots suitable and ready for the next stage of the build – yours!

 

 

Permissions and consents

 

We only ever undertake pre-development work that complies with the planning consents which are already in place and we ensure all our work fully complies with current building and any other regulations. Often permission has been granted for the property to be built but it doesn’t always end there. Very often, once permission has been granted for development, additional applications gain approval, meaning that the end occupier can have more freedom to build the house they desire. We can often assist in this process through our range of partners in the fields of architecture, planning consultancy, construction and CDM (Construction Design and Management).

If you own your own development land it can often be a difficult decision whether to undertake the development yourself or to try to sell it - we can help you with both the selling of development land and with our project assistance service, however we might also be able to help you with a third alternative. By entering in to a Joint Venture you might be able to release more value from the land than a straight sale and can benefit from undertaking the development with an experienced developer as partner for your project.
